Board Meetings
Monthly Board meetings are held on the third Monday of each month at City Hall (10455 Armstrong St.) starting at 7 PM. All unit owners and residents are welcome and encouraged to attend. Dates, times, and locations are subject to change, so please check the community calendar for the latest information.
Community Concerns
For any community concerns or questions, please contact the property manager and/or the Board. Contact information is available here. Alternatively, residents may attend monthly Board meetings for topics that do not require immediate attention.
Condo Fee Payment
Monthly assessments are due to the property manager on the first day of each month. If a payment is not received in full by the 15th, the account is deemed late and a late charge is added to the account. Payment coupons are mailed out to owners in December of each year. Payment may be made via personnel check or automated checking/savings account withdrawals. The latter is recommended to avoid late payments. Deck & Patio Cleaning
Unit owners are responsible for cleaning and maintaining any deck or patio that belongs to their unit. Proper care of decks and patios increases the lifespan of the structures, which in turn helps keep condo assessments at a reasonable level.
Please remember that power washing should be done with care to prevent damage to the deck or patio, or to adjacent units and common areas. A unit owner may be potentially liable for damage caused during the course of power washing or cleaning. The best way to protect your property and the property around you is to hire a reputable and established power washing / deck cleaning company that is licensed and insured.

Grilling
The City of Fairfax Fire Prevention Code states explicitly that "no charcoal cooker, brazier, hibachi or grill or any gasoline or other flammable liquid or liquefied petroleum gas-fired stove or similar device shall be ignited or used on the balconies or within 15 feet of any apartment building or other structures with similar occupancy." In addition, cooking devices using flammable or combustible liquids or liquefied petroleum gas may not be stored inside, on any balcony, or within 15 feet of any apartment building, condominium, or other similar structure.
Electric grills provide a safe alternative to charcoal or gas grills and may be used on balconies. In addition, certain pre-piped natural gas grills may be used, provided they are designed or approved for the use of lava rocks or permanent briquettes.

Hardwood Flooring
Flooring requirements depend on unit location - Units above other units are required to have wall-to-wall carpeting and padding on all floor surfaces excluding foyers, kitchens, closets, and bathrooms.

Heating & Air Conditioning
Unit owners are responsible for the maintenance and replacement of the heating / air conditioning systems that service their unit, and are encouraged to have their systems serviced at least once a year. It is important that this service include cleaning of the condensate drain lines. Condensate line back ups cause damage to units where the back up occurs and to units below. Owners are reminded that they may be held responsible for that damage.
Home Improvements
Prior to making home improvements, unit owners should ensure that no changes violate rules established within the By-Laws or Declarations of The Crossing found here. When in doubt, unit owners should first check with the property manager and/or the Board. Contact information is available here.
It is also recommended that unit owners hire reputable and well established companies that are licensed and insured when engaging in home improvement projects.

Hose Bib Shut-Off
Around November of every year, or when temperatures reach 32 Fº, unit owners must shut off and drain outside hose bibs attached to their unit. Some units have a hose bib in both the front and rear. Hose bib shut-off valves are located inside the unit. Damages caused by water pipe bursts that occur due to negligence are the sole responsibility of the negligent unit owner. Unit owners are encouraged to contact a qualified plumber if they require assistance with this process.
Hot Water Heaters
Unit owners are responsible for the maintenance and replacement of hot water heaters that service their unit. Depending on the unit model, these may be located within the unit or in an outside utility closet.
Damages caused by hot water heater failures are the sole responsibility of the negligent unit owner, including any flooding to adjacent units. To avoid failures, unit owners are encouraged to ensure plumbing line connections to hot water heaters are to code and that replacements occur prior to exceeding the expected lifespan of the unit. Unit owners are further encouraged to contact a qualified plumber if they require assistance with maintenance and/or replacement.

Master Insurance
The Association maintains a master insurance policy, also known as a "blanket" policy, which covers all common elements and catastrophic losses. Unit owners may request a certificate of insurance by completing this form and sending it to our carrier, USI. Unit owners may also request a full copy of the policy by completing this form and sending it to Assocation Management.
Unit owners are encouraged to review Article VII, Section 2 of the By-Laws (available here) to become more familiar with the fundamentals of a master insurance policy. Of particular note, the master insurance policy does not negate the need to have personal homeowners insurance, as this policy does not cover unit betterments or improvements, nor does it cover personal property.

Pets
All pet owners must pick up after their pets per the City of Fairfax laws and Association rules. Pet waste disposal cans are available throughout the community for pet owners to use. These waste cans are installed along the fence on Cambridge Avenue, where pet owners are encouraged to walk and pick up after their pets. In addition to the cans, small plastic bags are available above each waste can. Pet owners are requested to tie bags before placing them in the waste cans.

Additionally, in the city, the number of dogs allowed at a single residence is based on lot size. The city allows no more than 2 dogs are permitted at any one unit at The Crossing. In a stacked condominium community, such as The Crossing, plumbing may be one of the most important topics considering that water follows the path of least resistance, which is typically downwards. With that in mind, it is recommended that unit owners with other units directly below them take special care to ensure all plumbing within their control is properly maintained at all times.
It is also recommended that unit owners and tenants who plan to be away from their unit for more than 24 hours turn off the water in their unit. This preventative measure may help to mitigate unnecessary damage in the case of a plumbing failure. Shut-offs for water supplies are typically located in utility rooms near hot water heaters. Owners and their tenants should become familiar where this valve is and should periodically check to verify that the shut-off valve works. Repair of this valve is a unit owner's responsibility.
Lastly, dripping faucets and running toilets waste water and may cause condo fees to increase. If a unit's faucet drips or toilet "cycles" or runs constantly, unit owners should make necessary repairs.

Real Estate Signs
A real estate sign is acceptable in front of any unit that is for sale. Only one sign per unit for sale is permitted. The permitted locations for the sign are either in the window of the unit itself, attached to the balcony railing of the unit for sale, or attached to the white railing immediately in front of the unit for sale. If there is no railing available the sign may be placed in the common areas in front of a unit or near the stairs leading to an upper unit, either between the sidewalk and the parking lot or between the sidewalk and the unit.
Real estate signs may not be placed at the two entrances to the community, with the exception of open houses. For open houses, only small signs may be placed at the entrances, and must be removed at the closing of the open house. Signs placed on large wooden posts are strictly forbidden in all locations, as they are unsightly and may cause damage to property.
Real estate signs (including all attachments) must not exceed 24 X 30 inches in size.

Please remember that garbage & trash should not be placed outside before 8:00pm the night
before of the collection time, and all garbage & recycles needs to be in bags that are property secured.

Renting Your Unit
While unit owners may rent their units, limitations do exist. Specifically, unit owners must forward a conformed copy of any lease of a unit to the Board promptly following its execution. Additionally, units cannot be rented for periods of less than 6 months and no portion of any unit can be leased aside from the entire unit itself.

Satellite Dishes
Satellite dishes, and other similar devices, such as antennas, may only be installed within an individual unit owner's unit or within the boundaries of the owner's limited common element (e.g. balcony). Installation is not permitted on a common element, such as a building roof.

Security Systems
The City of Fairfax does not require unit owners with home security alarm systems to obtain a permit, however permits may be obtained at no charge. When having a security system installed, it is important to note that The Crossing is located within the city and NOT within Fairfax County as these are two different jurisdictions.

Vehicles & Parking
Ample parking is available throughout the community and is available on an unreserved first-come, first-serve basis. All vehicles parked on the property must display current VA license plates, registration stickers, inspection stickers, and City of Fairfax decals, with special exceptions made for members of the military. The aggregate number of vehicles for any given unit that may be parked on the property must not exceed two. The speed limit on the property is 10 MPH.
Vehicles parked on the property in violation of any community rules may be towed at the owner's expense. To retrieve a towed vehicle, contact Henry's Wrecker Service at 703-691-1544.

Windows & Screens
Cleaning and general maintenance of windows and screens is a unit owner's responsibility. Windows and screens requiring replacement due to owner negligence are also a unit owner's responsibility.
